One can use Motion Sensor - probably making them mandatory for lighting / HVAC controls. These days one finds integrated lighting fixtures with motion sensors. Motion Sensors are automatic turn on / off devices based on human presence. Savings can range from 30% to 75% depending on the area where they are installed. Lighting being exothermic in nature, will also help the heat load in the area thereby reducing the load on the HVAC

HVAC systems should be actuated based on the CO2 levels in a particular area. CO2 sensors to determine the PPM (Particle Per Million) can be used to activate fresh air intake through the HVAC Dampers. Most of the HVAC systems @Damodara Bhat - are calculated based on Working Space Volume which is not accurate as fresh air intake depends on a timer - in the even there is no occupancy or low occupancy the fresh air intake needs to be cooled by the HVAC ending up in higher power consumption.

Major consumers of energy in offices are lights and air handling (HVAC) system. Number of light fittings are based on lux levels required for doing the work. Power for HVAC system is based on the volume of working space. Thus a lower ceiling height will help in energy efficiency. One of the way is to provide false ceiling system.

A Kolkata-based scientist, Avijit Ghosh, principal technical officer of CSIR, has made a huge residential complex energy-efficient by installing grid-connected solar power panels and also supplies excess power to Calcutta Electric Supply Corporation. 96 flats of SIRSA, the 10-storey residential building for officials of the CSIR, including a guest house, its seven lifts, 24-hour filtered water supply run on solar power.
